When this happens, it does not add to Tracy's portfolio of listings but it wins her respect and sometimes loyalty. Loyalty leads to future business and referrals. There's more, like very good attention to details and never leaving loose ends. But competent market conditions reporting and good advice is her investment; not always leading to an immediate listing, but planting seeds of trust for future business opportunities.
